Previously an office, this property in Nailsea, Bristol is being converted into 56 brand new apartments!
An issue with commercial to residential conversions is the size of the floor plate is usually a lot thicker, meaning less to no windows, therefore less natural daylight is let into the space.
Many developers try to overcome this issue and jump straight into making the building into studio apartments, which just doesn’t suit most buyer’s needs, and also means you can lose 20-25% of the value of the property.
This is where Ocea’s City Pad Typology comes in. After realising you don’t need daylight in the bathroom, we have designed our apartments in a way that pushes the bathroom to the back of the building, leaving the daylight for the rooms that really need it. This is made possible with the addition of Mechanical Vent Heat Recovery to provide fresh air and remover both odour and moisture from the room.
This daylight issue can even be tackled in the bedroom, by using LCD screens. Light can travel from the living area (where all the bright windows are) and into the bedroom to provide light. These screens can be turned opaque by simply flicking a switch, creating complete privacy on demand.
